We enjoyed all of our experiences while visiting at your Villa #18! We took several tours around the lake, including the monastery. One day we toured Montreal and another Sherbrooke. Both were very interesting. Your Villa at the lake is magnificent. The unobstructed view to the lake across the park and boat landing was very impressive. The spaces were just perfect with the living room and kitchen on the second floor and deck to savor the view, fireplace in the living room and most accommodating guest bedrooms and baths on all three levels made for extreme privacy for everyone. Each day was a pleasant experience for all four of us. Thank you for lending us your property for a memorable experience.

Interest rates play a huge role in how much home buyers can afford. Here’s how recent shifts are affecting the market:
📉 Higher rates = lower buying power. Even a small rate increase can add hundreds to a monthly mortgage payment, limiting options for buyers.
🏡 Sellers are adjusting. Why? Because homes may take longer to sell as buyers become more cautious, leading to potential price adjustments.
💡 Opportunity for strategic buyers: If rates dip, those who are pre-approved and ready can act fast to secure better terms.

With rising rents and fluctuating interest rates, is it better to rent or buy right now?
Here’s what you should consider:
💸 Monthly costs: Mortgage payments may be comparable to (or even lower than) rent in some areas, especially with long-term equity in mind.
📈 Investment potential: Homeownership builds equity over time, while rent payments don’t contribute to wealth-building.
🔄 Flexibility vs. stability: Renting offers mobility, while buying provides long-term financial security and personalization freedom.
Every situation is different—what’s your take?
Also, are you team 🏡 buying or team 🏢 renting right now?

Spring is a busy season for buying and selling—but did you know an appraisal can be the deciding factor in your sale? Here’s why:
📈 Rising prices impact appraisals: A hot market can drive home prices up fast, but if an appraisal comes in lower than the offer, buyers may need to renegotiate or cover the gap.
🏡 Comparable sales matter: Appraisers look at recent sales in the area, but if homes haven’t caught up with market trends, valuations might not reflect current demand.
💰 A strong appraisal helps both sides: Sellers get a fair price, and buyers secure financing with confidence.
Considering selling this spring?
Let’s talk about pricing strategies to avoid surprises! 📩

Buying your first home? Avoid these common mistakes that can cost you time and money!
1️⃣ Skipping pre-approval – Without pre-approval, sellers may not take your offer seriously, and you could miss out on your dream home.
2️⃣ Waiving the home inspection – Small issues can turn into expensive repairs. Always get a professional inspection.
3️⃣ Overextending your budget – Just because you qualify for a higher loan doesn’t mean you should take it. A comfortable mortgage = a stress-free future!
